مليار دولار حجم أصول "آركابيتا" للعقارات الصناعية في منطقة الخليج العربي

تتولى آركابيتا إدارة أصول عقارية صناعية ولوجستية بقيمة 1 مليار دولار أمريكي موزعة في دول مجلس التعاون الخليجي، وتعمل على مضاعفتها بحلول العام 2025.

تتولى شركة الاستثمارات البديلة العالمية آركابيتا قروب هولدنغز ليمتد (آركابيتا) إدارة محفظة أصول لعقارات صناعية بقيمة 1 مليار دولار أمريكي، وهو ما يضعها في الطليعة لتكون اليوم من أكبر منصات الاستثمار للعقارات الصناعية في منطقة الخليج العربي، حيث تتوقع آركابيتا مضاعفة قيمة أصول المحفظة تحت الإدارة لعقاراتها الصناعية في منطقة الخليج لما يصل إلى 2 مليار دولار أمريكي بحلول العام 2025.

وكانت آركابيتا قد بدأت بتنفيذ استراتيجيتها الاستثمارية في العقارات الصناعية منذ عام 2010 بإنشاء سلسلة من المحافظ والصناديق الاستثمارية المتخصصة في الأصول الصناعية، وتمكنت بذلك من تنمية أصولها تحت الإدارة من خلال الاستحواذ على عقارات متنوعة مؤجرة لقاعدة عريضة من المستأجرين تضم شركات عالمية كبرى ممتازة وشركات إقليمية ومحلية رائدة. وقد أصبحت محفظة آركابيتا للعقارات الصناعية واللوجستية تشتمل على أكثر من 3.5 مليون متر مربع من المساحات المبنية موزعة على أكثر من 30 عقارًا، مؤجرة لأكثر من 80 مستأجرًا، غالبيتها في المملكة العربية السعودية والإمارات العربية المتحدة.

وتزامناً مع ذلك، أصدرت آركابيتا اليوم تقريرها حول بيئة الخدمات اللوجستية في المملكة بعنوان: "الفرص والرؤى المستقبلية: قطاع الخدمات اللوجستية النامي في المملكة العربية السعودية"، والذي تبلور حول حجم الطلب المتزايد على الأصول العقارية الصناعية، يعززه نمو الطلب على قطاع التجارة الإلكترونية المقدر بنسبة 21% على مدى الفترة من 2022 إلى 2027.

تحظى المحفظة بدعم من مجموعة من الصناديق السيادية ونخبة من مؤسسات الاستثمار والمستثمرين العالميين.

ويتناول التقرير الفجوة ما بين العرض والطلب على العقارات الصناعية في السوق السعودية، والذي ينعكس بدوره على ارتفاع معدلات الإشغال والزيادات السنوية في أسعار الإيجارات في المدن الكبرى الثلاث، الرياض وجدة والدمام، وفقًا لما أظهرته دراسة نايت فرانك للعام 2023. وتتعزز عوامل السوق الأساسية هذه أيضًا بالإقبال الواضح على تفضيل العقارات ذات الجودة النوعية الأعلى، مع الارتفاع المتواصل في عدد شاغلي العقارات العالميين الذين يشترطون مواصفات أعلى للمرافق الصناعية مطابقة للمعايير الدولية.

وتشير الدراسة إلى أن التغيرات في التخطيط الحضري والعمراني في المملكة ساهم بشكل كبير في تغير مناطق تركيز الطلب العقاري من جنوب العاصمة الرياض إلى الأحياء الشمالية والشمالية الشرقية مع تحّول النمو العمراني، وهو على ما يترتب على ذلك انتقال شركات التجارة الإلكترونية وشركات التعاقدات الخارجية على الخدمات اللوجستية إلى هذه الأحياء الجديدة. وبشكل مماثل تحضى مدينة جدة بموقع استراتيجي على خط الملاحة البحرية وانفتاحها على أكثر من 260 ميناء عبر قارات متعددة، ما يجعل الاستثمار في القطاع العقاري الصناعي محوري للمدينة، وهو ما يتطلب على المستثمرون والمطورون النظر بهذه التحولات وما تحمله من فرص لتنمية القطاع العقاري الصناعي.

وتجدر الإشارة إلى سعي المملكة لتحقيق تحوّل في بيئة الخدمات اللوجستية مع طرح الحكومة مؤخرًا "المخطط العام للمراكز اللوجستية" الذي يشمل على تطوير أكثر من 100 مليون متر مربع موزعة على 59 مركز خدمات لوجستية، ضمن الإطار الأوسع للاستراتيجية الوطنية للنقل والخدمات اللوجستية. وتهدف هذه الخطط إلى تنمية قطاع الخدمات اللوجستية وتحسين شبكات التجارة الدولية، واجتذاب سلاسل الإمداد والتمويل العالمية، لجعل المملكة منصة لوجستية عالمية.

وفي هذا الصدد، أوضح يوسف العبدالله، المدير التنفيذي ورئيس قطاع الاستثمار في منطقة الشرق الأوسط وشمال إفريقيا بمجموعة آركابيتا قائلاً: "إن العقارات الصناعية، وبخاصةً العقارات اللوجستية، تتيح للمستثمرين فرصة المشاركة في تحقيق تنمية غير مسبوقة في المملكة، وعلى الأخص عند الأخذ في الاعتبار أن قطاع الخدمات اللوجستية هو من القطاعات المحورية لتحقيق رؤية 2030. وتحضى آركابيتا بمكانة محلية رائدة تدعم قدرتها على تعظيم الاستفادة من النمو المتوقع في هذا القطاع بالنظر إلى خبرتها الواسعة والطويلة في أسواق المملكة العربية السعودية، كما أن استثماراتنا الجديدة سوف تضيف قيمة عالية لمستثمرينا وعملائنا".

يشار إلى أن آركابيتا نجحت بإدارة صفقات عقارية صناعية ولوجستية في جميع أنحاء العالم بلغت قيمتها حوالي 6 مليار دولار أمريكي على مدار السنوات الخمس والعشرين الماضية، منها استثمارات تقدر قيمتها بـ 1 مليار دولار أمريكي في منطقة الخليج العربي.
