آركابيتا وفلو تطوران مجمع لوجستي في الرياض

أعلنت شركة آركابيتا المالية ("آركابيتا")، وهي شركة تابعة لمجموعة آركابيتا غروب هولدنغز ليمتد ("مجموعة آركابيتا") العالمية المتخصصة في الاستثمارات البديلة، دخولها في شراكة مع شركة فلو للخدمات اللوجستية ("فلو")، إحدى شركات مجموعة السليمان، والمتخصصة في الإدارة الشاملة لسلاسل الإمداد والتموين، لبناء مجمع عصري للخدمات اللوجستية في الرياض ذات مواصفات عالية الجودة لاستخدامات متنوعة على مساحة 80,000 متر مربع.

وبموجب هذي الاتفاقية بين آركابيتا وشركة فلو على هامش مؤتمر سلاسل الإمداد والخدمات اللوجستية المنعقد في الرياض، ستتولى آركابيتا تطوير المجمع الذي يشتمل على خيارات تخزين متعددة الاستخدام، بما في ذلك التخزين المبرّد، والتخزين الجاف، ومرافق مجهزة بالتحكم بدرجات الحرارة، بالإضافة إلى مساحات متخصصة لتخزين المستحضرات الدوائية والبضائع الخطرة. بينما تتولى شركة فلو تشغيل المجمّع بموجب عقد إيجار طويل الأمد، وتقديم خدمات الشحن الدولي والتخليص الجمركي والتخزين في المستودعات والنقل والتسليم والخدمات اللوجستية العكسية.

وبهذه المناسبة، قال عيسى بن حسام آل خليفة ، مدير إدارة الاستثمارات العقارية بمجموعة آركابيتا "إننا سعداء جدًا بتوسعة نطاق شراكتنا مع شركة فلو من خلال تنفيذ مشروع جديد آخر مع هذه الشركة المتميزة، حيث لا تزال سوق العقارات الصناعية واللوجستية السعودية تتميز بديناميكيات عرضٍ وطلبٍ إيجابية من المرجّح أن تؤدي إلى ارتفاع أسعار الإيجارات في المستقبل المنظور. كما سوف تسهم هذه الشراكة في تلبية حجم الطلب المتزايد على المرافق والخدمات اللوجستية العصرية في الرياض والذي يفوق حجم العرض، وعلى الأخص في فئة الأصول الأعلى نوعية، بينما نجد أن العاصمة الرياض آخذة في التحوّل إلى محور رئيسي للخدمات اللوجستية للشركات الإقليمية والعالمية لتصبح بذلك وجهةً جذابة لاستثمار رؤوس الأموال".
ومن جانبه، وصف اشرف الليلي، الرئيس التنفيذي لشركة فلو للخدمات اللوجستية ان هذا التعاون مع آركابيتا بأنه "مرحلة رئيسية في مسيرة شركة فلو نحو توسعة عملياتها في المملكة". كما أضاف: "أن المرافق الجديدة سوف تسمح لنا بتلبية الطلب المتزايد على خدمات سلاسل الإمداد الشاملة وتقديم حلول متطورة لعملائنا في قطاعات مختلفة، منها المستحضرات الدوائية والبضائع الخطرة. كما سوف تساعدنا هذه الشراكة على مواكبة الأهداف الاقتصادية الأوسع للمملكة العربية السعودية وأداء دورنا في المساهمة بالتحوّل الاقتصادي للمملكة".
تدير فلو واحدة من أكبر المنشآت اللوجستية المؤتمتة بالكامل في المنطقة، وتملك أسطولاً متنامياً يلبي احتياجات متنوعة للعملاء، مما يعزز مكانتها كقائد في خدمات وحلول سلسلة الإمداد المتكاملة. ومن خلال هذه الشراكة، تؤكد فلو التزامها بدفع الابتكار الرقمي في قطاع الخدمات اللوجستية وخلق فرص عمل للمواهب المحلية، بما يتماشى مع الأهداف الاقتصادية الأوسع للمملكة العربية السعودية.
تدير مجموعة آركابيتا حاليًا أصولاً عقارية في القطاع الصناعي تفوق قيمتها 1 مليار دولار أمريكي في منطقة الخليج العربي، ما يجعلها إحدى أكبر المنصات العقارية في المنطقة. ومن المتوقع أن تضاعف الشركة حجم أصولها اللوجستية تحت الإدارة في منطقة الخليج إلى 2 مليار دولار أمريكي بحلول العام 2025.
بدأت آركابيتا بتنفيذ استراتيجيتها الصناعية في الخليج العربي في العام 2010 من خلال تأسيس عدد من صناديق الاستثمار المتخصصة في الأصول الصناعية. وقد استطاعت تنمية أصولها العقارية الصناعية تحت الإدارة من خلال الاستحواذ على قاعدة متنوعة من العقارات التي تشغلها مجموعة واسعة من المستأجرين، منهم شركات عالمية كبرى ممتازة وشركات إقليمية رائدة وشركات محلية. تضم محفظة مجموعة آركابيتا للعقارات الصناعية اليوم مساحة مبنية تتجاوز 3.5 مليون قدم مربعة موزعة على أكثر من 30 عقارًا يشغلها أكثر من 80 مستأجرًا، غالبيتها في المملكة العربية السعودية، ودولة الإمارات العربية المتحدة ومملكة البحرين.
